Abraham Adesanya estate is located off the 10th roundabout of the Lekki – epe expressway, the next roundabout after Ajah roundabout. It is about 1 hour 30 minutes drive to VI/Ikoyi during morning rush hour traffic and about 20 minutes drive without traffic. It was developed as a low cost housing scheme by the Lagos state government in the early 2000’s (2001 – 2002) through the ministry of housing, and sold off to individuals for 1M – 1.5M, targeting middle income earners in particular.

Entry into the estate is unrestricted as anyone can go in and out (as with most other government developed residential settlements).

The estate has a central management authority, with a facility manager appointed by the government. It handles security, waste management, etc. and residents pay a 2,000 monthly service charge fee for these.


Main road of the Estate


Houses in the estate are almost exclusively bungalows (particularly 2 bedroom). Their rates are:

500,000 – 700,000 annual rent for 2bedroom bungalow

700,000 – 1,000,000 annual rent.for 3bedroom

1,500,000 – 2,000,000 annual rent for 4 bedroom bungalow (not too common)

300,000 – 1,000,000 for Office or shop space per annum

16M – 25M (Sale) For detached bungalows (depending on the level of finishing).

10M – 18M (sale) For Semi detached bungalows (depending on the level of finishing).

Most of the residents are middle income earning families (100,000 – 300,000) that see the estate as a cheaper alternative to other more expensive neighborhoods in Lekki.

The estate has a great layout, but a good amount of its infrastructure have become dilapidated due to poor maintenance. Some of the houses there are also quite old with outdated finishing, while others have been renovated before being put up for rent / sale.
